Most developments sell you a picture of a house that does not exist yet, on a lot you cannot find, at a price nobody will put in writing.

This one starts earlier and more plainly. Sixteen acres at the north end of Hopkins Village, divided into fifty-four parcels. The roads are drawn. The open space is drawn. So are the corridors that keep the river reachable from inside the community, and those are protected on purpose rather than left over.

What you build on your piece is your business. What we are selling is the ground, and the plan that holds it all together.

Not All Alike

Fifty-four parcels, and no two rows the same.

Seventeen regular sixty-by-one-thirties form the spine of the community. Follow the river north and the lots widen out, turn irregular and gain frontage. Several of them run past a quarter acre.

Estate

The largest parcels on the plan, over 10,000 square feet, along the northern reach of the river boundary.

Signature

Between 8,500 and 10,000 square feet. Deeper frontage, irregular shapes, more room between neighbours.

The Setting

A village first. A destination second.

Hopkins is a Garifuna village of about two thousand people, with the barrier reef offshore and the Cockscomb Basin behind it. NALUUM sits at the north end, next door to Hopkins Bay Resort and Seiri Del Mar.

The beach in front stays public and the neighbours keep their access to it. That was drawn in from the start. A development that walls off a shoreline in a village this size does not last, and it does not deserve to.
