A Garifuna village of roughly two thousand people on the Caribbean coast of southern Belize, with a reef in front of it and rainforest behind.

Garifuna, and not as a theme.

Hopkins is one of the strongest centres of Garifuna life in Belize: drumming, food, language, and a community that has held onto all three. The Palmento Grove Garifuna Eco Cultural Institute sits immediately beside the NALUUM land, and the subdivision plan reserves fifteen public parking spaces for beach access and for Palmento Grove.

That detail says something about how this is meant to work. The community is gated, but the beach in front of it stays public and the neighbours keep their access. A development that walls off a shoreline in a village this small does not last.

English is the official language of Belize, which removes most of the friction North American buyers meet elsewhere in Central America. Kriol and Garifuna are spoken alongside it.

The Water

Reef, river, flats and lagoon, all from the same address.

The barrier reef sits offshore, which means diving and snorkelling without a long crossing. The flats produce bonefish, permit and tarpon. Behind the beach, the river system carries kayaks and small boats inland through mangrove.

Inland, the Cockscomb Basin is roughly an hour away: jaguar habitat, waterfalls, and the watershed that keeps the coast healthy. Maya sites are a day trip. So is the Blue Hole if you want it.
