The Process

No mystery,
step by step.

Most people buying land abroad for the first time are nervous about the same three things: who really owns it, what it truly costs, and what happens if something goes wrong. Here is the honest answer to all three.

Eight Steps

From choosing a lot to holding title.

  1. 01

    Choose a lot and register

    You pick a lot on the site plan and register your interest. Anchorpoint Advisors comes back to you with current pricing, availability and the release schedule. Nothing is committed at this stage.

  2. 02

    Reservation

    When a lot is released, it can be reserved. A reservation takes the lot off the market for a defined period while the paperwork is prepared. Reservation funds are held in a lawyer's trust account, never paid to a sales agent directly.

  3. 03

    Your own Belize attorney

    You appoint your own attorney in Belize. Not the seller's, not the broker's. They act only for you, and they run the searches that follow. You don't have to find one from scratch: our team can introduce you to established Belize firms that act for international buyers, and the choice stays entirely yours.

  4. 04

    Title search and due diligence

    Your attorney searches the parcel at the Lands Registry in Belmopan, confirms the registered proprietor, and checks for encumbrances, charges, caveats or outstanding taxes. For a new subdivision they also confirm the approval and registration of the individual parcel you are buying.

  5. 05

    Sale and purchase agreement

    Terms, deposit, completion date and what happens if approvals or conditions are not met. This is the document that matters. Read it with your attorney before you sign anything.

  6. 06

    Transfer and stamp duty

    Belize charges stamp duty on land transfers to foreign buyers. Your attorney calculates the exact figure for your purchase price and lodges the transfer. Budget for legal fees and registration costs on top.

  7. 07

    Registration and title

    The transfer is registered and title issues in your name. Under the Belize registered land system, you hold fee simple. No nominee, no trust required.

  8. 08

    Ongoing

    Annual property tax in Belize is modest by North American standards and assessed on the property. Community costs are handled through the HOA structure for the subdivision.

Straight Answers

The three questions everybody asks.

Can a foreigner really own this outright?

Yes. Belize permits non-nationals to hold fee simple title in their own name, on the same terms as citizens. This is one of the few places in the region where that is true without a structure around it.

What is the total cost, not the sticker?

Purchase price, stamp duty on transfer, your attorney's fees, and registration costs. We will publish a worked example at each price point once pricing is released, so you can see the whole number before you commit.

What if the subdivision is not finished?

That risk lives in the sale and purchase agreement, and it is the single most important thing your attorney reviews. Ask what triggers a refund, who holds the money in the meantime, and what happens to your deposit if approvals slip.

NALUUM is in pre-launch. The subdivision plan is drawn and the land is under assembly by Mycelium Capital. Individual lot titles issue on completion of subdivision approval and registration. Until then, what you can do here is register interest and get first look at pricing, not buy a lot today.
